What is wrong with this tree? I just moved into a rental house and all the plants look diseased and/or unhealthy. Help!
What is wrong with this tree?
The tree is suffering from neglect as in, lack of water, this has caused a fungus like mould to grow on the leaves and they prob need a good doze of fertiliser to help give them energy to fight off all the deseases that are attacking them through negelect. If I were you, I'd go out with a bucket, remove all the deseased leaves and give a good soaking, I mean soaking, not just a trickle of water, do this every morning or evening so that the earth really gets soaked down to the roots, if you poke your finger in the soil after watering, you will find about an inch under the surface, it is bone dry, so you will know that the roots are not getting any moisture, there is also green algi growing on the trunk of the tree, that alone wont kill off the tree, but it is also a sign of neglect, you can either remove it by rubbing it away when it is dry, of a soft brush not to damage the wood, till it comes off, and deseased leaves and algi should be burned or disposed off well away from your garden as they over winter thier spores and it will return again the following year. hope this helps you

Looks like it could have a fungus disease. Follow WeeNel's instructions, then follow up with a spray of fungacide.
