Oh Jeeze ..
I thought I had the answer to my lawn problems .. I apparently didn't .. I called 2 services to come give me an estimate .. the first one to come out said I had Brown Patch .. they came Saturday .. I had given up on the 2nd one and called the first to come spray the yard .. they weren't there so I left a message to call me. Well the second service just left a few minutes ago and said, no I didn't have brown patch .. I just have the history of grass in my yard, St. Augustine, Centipede and Zoysia and the Centipede was having problems because I was treating it like St. Augustine (of which I had in Florida. I thought it was all St. Augustine .. I guess I wasn't looking very closely) and mowing too high and had too much thatch. I'm scared to call another in .. I don't know what to do!

Try taking a photo to a garden center that you trust and ask them what they think. You could even bring some of the grass with you.
Good advice.
I think you should forget about both companies; tear up the lawn and plant more flowers.

Actually, I am feeling guilty. When we lived in S'ville our back lawn was part St. A because of the tree cover and centipede in the sunny areas. I was young and thought Zoysia was prettier so I started to plug it in. After reading your post I wonder if the later owners of our home had problems like you are experiencing.
