Well, our first choice so far is to check out the Jonesborough & Carter Co. area down to Erwin, TN. Mars Hill might be second, or further up into the VA mountains, or maybe Ohio.

Not much snow, not too many days of EXTREME cold weather in Southern Ohio.... and Southern Ohio is beautiful just about any time of the year. ;-)

Lewisville, MN(Zone 4a)

We fit everything except # 2. But then for people who have never experienced a zone 4 climate, you should give it a try.
You can own a farmsite here of 5 to 10 acres with nice house & outbuildings for under $175,000. The best part, once you own it, taxes are ridicolusly low.
We have 11.2 acres & pay $400.00 per year.
Yeah, we get some snow, sometimes a lot, but it doesn't stick around to long.
This is some of the best farm land around, with always enough rain to grow a good crop. Oldtimers tell of never a crop failure.
Mankato, MN is 32 miles from my back door. It has a large state university, and some smaller collages. Our nearby town has a great clinic & hospital with all the up to date medical things. Mankato has a huge hospital. Both are tied together with the famous Mayo health system at Rochester, MN.
Mayo 1, the flying ambulance, is here & can have you at the Mayo clinic in 20 minutes.
Now, I don't know if you are a fisherman, but the ice fishing is great here.
Mississippi River is just east of us, bluffs & hills are spectacular there.
If you are really into adventure, the Mall of America is 1 hour & 20 minutes from here.
They are talking expansion in the near future. Going to double the size. After that they say the attendance will be more per year than all the Disney parks combined!
Why am I trying to sell our area ? Probably like everybody else, what you are used to always seems the best & the safest.
