Patio conversion
Lovely!! I've been off-handedly telling my DH that I'd like to do this to our deck (it's about 35' x 14') but so far he hasn't even acknowledged my suggestion. Maybe I'll show him your pictures (sans the leaks during construction).
I think despite the trouble you had along the way that you will just love this new addition and the memories of the hiccups will fade with time. What a great place to spend the winter this year.....almost outdoors!

We are having rain here today and it is nice to be inside looking out. I should wash the windows today but think I will just relax an enjoy. Thanks for the nice comments. I have green tones thru out the house. Still have not added up the cost. I did add a lot of extras.
sgtdot, you are zone 6? Will you be able to use your room all year round? My parents have one sort of like it but it is too cold in the winter. I never thought to want a space like this in zone 5, but if yours will be warm I may add one to my dreamhouse plans.

Sylvi, in one of the photos you will see the heat and aircondition. It is supposed to be a Thermal Air Conditioner/Heat pump. It will heat this room in the winter and keep us cool in the summer. This came with the package of Patio Enclosure.This is electric and so far our other heat is natural gas and it comes on very seldom. We will see when it gets very cold here. We wanted to use this room year around and that is why we removed the french doors.

I think with the carpet and custom blinds, it came to over $40,000.00.
The condo we just moved in we had painted, 2 bedrooms,2baths, living room with cathedral ceiling open into the dining room and kitchen, it cost $7,000.00, that was two coats and they furnished the paint. Prices are high here in Bel Air.

Here is more information on the sunroom. In the summer months it got quiet warm even with the shades closed, our electric bill was sky high and in the winter the heat which was electric was also high.
After we put our house on the market, we found that there were termites on the wall under the open space which was a window. We called and had an inspection, that was another large bill.
One day when we had open house and or realtor had just left they decided to swarm, had it been 10 minutes earlier we had several people looking at the house, I shudder to think what they would have done, they were flying everywhere, my dh and I vacuumed them all up.
This did not happen again. The policy we had they said we could not disturb the area (baseboard etc) for 3 mos.
The people who purchased our home liked it so much they were not bothered with this problem.
I should call them and see what the damage was and if they had to replace any wallboard. I know the baseboard had to be replaced.
Even with these problems we really enjoyed the room. My one big problem was I could not get the windows clean, they had a coating on them and no matter how hard or what type of cleaner I used they still seemed smeared.

On Parking Lot some of you were talking about how long you have been on DG. I checked on when i joined and brought up this thread.
Going over it I remember all the problems we had. It was nice while we lived there but we like our condo .
Why did we sell this house? We put a lot of work into the sun room.
We now live in a condo with an elevator as we are several years older.
Probable a good thing as my husband is walking with a cane and is on oxygen.
