I am up to $34,785. That includes carpet, window treatment, painting new steps as the room was lower than the rest of the house hand rails and a shelf constructed where the windows were and a 12by 21 new deck. I will probably add something else before it is finished.
It really will be my favorite room. I can not remember if I mentioned it will have seperate air and heat, something new by Amana.

I will direct this thread to Darius. Everything was going along pretty smooth and today the hammer fell.
This is the first rain of any amount and today I have spent most of my time mopping up water from around the door and one window. The carpenters were here and was finishing the drywall (with mud) and I thought the rain came in when they were bringing in supplies. After they left I realized I had a big problem.
I just sent a nasty e-mail to the salesman (who by the way is the son of the owner of Patio Enclosure.
Got a reply advising me to call the office tomorrow morning, he did not need to tell me that for I have a lot to say when I do get someone on the phone.
Darius my question is, when they pored the footers should they have laid block and then build the knee wall on top of that? I questioned the man did the concrete if he was going to lay block and he said no that it would be built on the existing slab. Why the footers as the deck was already solid.
I am very angry and think I will contact a lawyer.
Do you have an answer for me. If I have water now, what will it be a year from now?
That's a hard question to answer since I don't have close-up photos nor on-site knowledge.
Were the new footers put under the existing slab edge, i.e., dug under the slab edge for more support at the edge to bear the extra weight? That makes the most sense to me but understand I'm driving in the dark here.
Usually water coming in at the windows and door is just plain lousy flashing. Usually doesn't show up so soon but eventually it always does.
If the knee-wall is adequately supported underneath the slab, properly flashed and sealed with a really good 25-30 year caluk (NOT painter's caulk) it should not leak at the knee wall. I may agree that laying block may not have been necessary but again, I'm not there to look at it.
This morning I was no lady. I started off nicely and when they told me they could not have a person up here until tomorrow, I lost it and used quiet a few bad words.
Darius I went to the paint store a got 50 year caulk to be used on the bottom of the knee wall. I really think it came from the window and door.
This has not been my day. The paper man did not leave our local paper (not the first time) I called and told them I wanted him fired, plus a few other words.
The golf course got rained out and my dh is home and I suggested to him that he close the door to the TV room or I would start on him.
Oh well it has to get better.
I hope you took photos of the water yesterday. You will do better with visible proof to back up your complaint(s).

Okay, so you went and bought 50 year caulk for the kneewall. Do you know if they ACTUALLY used it, and PROPERLY?
Makes me think of a several thousand dollar drywall repair job I did. The contractor specified GLUE as well as screws on the installation, as the walls were 16 feet high. He watched, and sure enough the installers were using glue and screws.
Unfortunately, he left while just the bottom row was being installed, and apparently the installers quit using the glue right after he left. I had to repair (re-screw and mud) thousands of screw pops in all the next 3 layers all around this huge room. Took 3 weeks plus all the priming over the new drywall spots and re-painting.
Darius, I just bought the caulk today. It's 1:12 p.m. and the carpenters are not here yet.
Oh, I thought you bought that as a part of the construction.

Just be sure they caulk OUTSIDE the knee wall or it will eventually rot.

I sprayed again to day and still getting water. They are going to send the man back who installed the windows but he will not be here until late monday.
The carpenters are here today and made me some nice steps (I will take a photo when they are finished with the hand rail) They said they would be back tomorrow. Since they come from Delaware they don't get here too early but they stay late. I have been out puttering around the yard today.
....And.....yep, we're still here waiting Ms Dot... ?

The carpet was installed yesterday. All that is left is the blinds and that will take about three weeks. It is looking better all the time. We are expecting rain the next couple of days and we will see if the water problem has been corrected. Violabird, this project has cost me many sleepless nights.LOL
I still have not figured the total cost but will let you know.
I might add the carpet installer was very good, they even vacuumed after they finished and I can not find any problems with their work, It took them 3 hours. I had them put down padding and that took extra time.
The furniture should be here this week. I just have odds and ends in there now. Some things are yardsale finds.
