i have a couple of pin oak trees that are fairly young. i just purchased this house approx a month ago. the trees are loosing their leaves and the leaves that are still on have black spots on them. can anyone tell me the cause or cure???

Was the house renovated extensively before you bought it? Meaning: was heavy machinery driving around the lawn, compacting the soil? Oaks are quite sensitive to soil compaction.
A bit of info for you on oak diseases.
