NYers, Help me??

Woohoo and OMG. We have been approved for a mortgage in New York. I'm so excited. We were put in contact with a buyers agent today.
I've been looking at real estate for the past few weeks and now i find myself going in circles.
What we're looking for is a 3bdr/2bt (min) house on a min of 5 acres, fenced, with barn..those are all mandantory.
Any area of NY is okay, just not the city. We would prefer country, but close enough to hospitals and walmart, lol.
If anybody is in NY that knows of a property like this, please let me know?. We're looking to spend around 120.
I know that the agent has access to all listings, but im thinking there might be some place that just has a for sale/by owner sign that a realtor hasnt gotten ahold of.

How exciting for you! Big changes ahead in climate and everything! Have you checked http://realtor.com ? They have SO many neat ways to search. Also http://fsbo.com is For Sale By Owner listings.

I am SO excited. I just hope we're able to find something reasonable. My husband will be home on 10/25 so we're hoping to have something finalized (or close to) by then.
I just dont want to take the first thing.
I've been over realtor.com with a fine tooth comb. Actually, we found the one we were thinking about making an offer on on that site.

Jen, NY is a big state, you thinking east coast or inland. We live in the far south western corner if the state, and there is a little farm just down the road from us for sale. It's on a busy curve, that's the only drawback. We get an unreasonable amount of snow, not to mention the rain (yeesh, I'm not a very good sales person!), but it is beautiful country. About the Walmart, there are two within about 20 minutes of here, good small schools, lots of churches, small towns about 8 minutes away. LOL, ok, there's also the middle of the state the Finger Lakes - not quite so much snow - and the northland - mountains and snow, but we have the most gorgeous falls and nice springs (for a couple of days), never gets much above 90 and over 80 is rare.

Have you looked in Washington County, lots of good land up there, mostly real farms, but some cut into 5 acre lots. Very much New England sort of feel, but Glens Falls and Albany both have major shopping.

Holy Cow, got to re-reading the notes i had taken during my talks with the mortgage lender.
on a 120,000 mortgage, our payments are going to be roughly 1000-1100 a month..taxes are about 3500 a year???

The house we were interested is in Prattsburg. My husbands family is from Cohocton.
I talked to the realtor again today and she said the owners will not put new carpet in like it needs ; (.
Also, got the disclosure report. The appraisal is 107, and they are asking 114, they wont go down on that either. I'm thinking maybe they dont want to sell?
But on a lighter note, i talked to your mortgage lender today and they are licensed in all states.
Kathleen, we were looking around corning/bath/bristol? ...not having much luck tho with what we need.

We're about 4 hours west of that area, and it is beautiful country, too. They also get less snow than we do. That's right close to the Finger Lakes and all the great sights through there. Watkins Glen is something you need to see if you haven't. Good luck - I know it can be a very stressful time.
