The House is SOLD! Well, under contract... sorta.

We are under verbal contract (after 2 days of negotiations) and will sign the final contract papers tonight around 9 PM. Closing is the last Friday in February, the 27th. There could still be an unforseen snag when the paperwork is actually presented for signature, but I understand we are all in agreement.

I even get to come back in the spring and divide some perennials to take, and take the contorted filbert and the bigger weeping japanese maple!

This couple are soooo nice and I think they will love the house as much as I do. Isn't that nice?

Ok, we now have a ratified contract, signed, sealed and delivered.

Next, there's the termite inspection, the house inspection, the appraisal, the radon testing, and the city's Certificate of Occupancy. I think that's all. Oh, yes, a contingency to back out for the Buyers if all needed repairs exced $5,000.

Whew, it's not easy to sell a house, LOL.

Thanks, everyone! In the "telling" of my excitement, I realized just how many of my friends are found here in DG, so it really was the natural place to share my excitement.

'Shoe, I don't know that I will find a 'dream place' but I sure plan to try, LOL. The big plus side is that I will still be able to start seeds after I move, albeit late, for tomatoes!!! Yea!!

Melissa, I'm only moving about 100 miles away down the Appalachian mountain chain, so my zone will be the same. Hopefully, the cost of living will be a bit easier.

GW, we are in a very highly visible tourist area. FSBO's do not do well, as the tourists all pick up the realtor magazines that abound, and tourists are the main housebuyers. (Locals can no longer afford the prices.) The couple buying this house just moved here from New Orleans. We took a beating on the price, but it's okay.

Darius, I am so happy for you. It is pretty nerve wracking when you have a place for sale , keeping it clean was usually my biggest worry plus would anyone find the cottage as interesting as DH and I did. Whew! This sure must be a load off of your mind plus now you have the excitement of being the one doing the looking and poking around. When all of the conditions of the sale are met let us know, not only will we all do a happy dance for you I'm sure we will all raise a glass whether full of spirits, tea or juice to celebrate a new beginning for you.
What you are looking for can come in or from the weirdest places. We bought our farm from our Veterinarian in Toronto - never was inside the farm house until the day we took possession - just fell in love with the land and
what it had to offer.
Hope that now that you have sold it is a Buyers' market not a Sellers' market! Can't wait to hear about your new place and all the ones in between that you looked at. You must be estatic that you can go back and 'rescue' some of your beloved plants. When we sold in Pickering I wasn't allowed to and the new owner a young single guy ripped up my Rose Garden that I had so carefully nurtured and parked his motorcycles over my Bulb Garden. I could have cried.

I awakened this morning with the realization that my home of many years won't be this one much longer.

A house has become home when you know every nuance of the various sounds a house makes, all the different sounds of the neighborhood, all the idiosyncracies of the windows and doors that jam or won't close properly.... the various pencil marks for height/date on one door jamb... what happened to cause each nick in a counter surface... and in the yard... this is the place the daffodils peek through... this is where the tulips are... this is where the fragrant lillies come up... this sad looking clump becomes the glorious campanula (or whatever) in the spring...

What wonderful memories I shall take with me!

This has been the place I began to work on becoming a gardener and I can leave all my mistakes behind. Not that I won't make mistakes in a new place, LOL. I still have LOTS to learn, but thanks to all of you here on DG, I have a good start.

GW... I'm leaving poison ivy, LOL. There is mature poison ivy vining all over the side hedge, and the birds eat the berries in the fall. Then the birds deposit the berry seeds all over the yard, which then sprout. Every year I have to do a close-up look to see where it has sprouted.

I break out almost by just saying the name, LOL.
