We just got our house listed in the MLS computers yesterday afternoon, and TWO agents want to show it TODAY. I never thought we'd have viewers so soon, and the house is a dirty wreck... and the grass is a 8" tall from all the rain.

We were in the same boat recently. The house wasn't even in MLS and another agent in the office heard about it (at least that's my guess) and wanted to bring buyers by. It wasn't in mint condition, but we'd been cleaning it and making small repairs for a couple of weeks before we listed it, so that was fine.

You must have it priced well. :)

Darius, horsepoop indeed. I'm sure if the house was in tip-top shape you wouldn't have any viewers for a while. Have you seen the show on A&E? I think it's called Sell this House, it's on here Sundays at 5:00. I've seen some very clever things done in order to sell a house. I'm hoping all goes well.

vi... haven't heard a thing, but do not expect to, either. It was an agent from the high-class end of town, not my agent. I'd guess it was just one of many they looked at today, probably to make something else look GREAT, LOL. (And, Yes, I plan to come to GA in Oct.)

On the other hand, MY agent has someone probably for tomorrow (not definite yet, though)... someone with whom he has been discussing houses with gardens. THAT has at least some potential!

It will be hard having to leave the house often and on fairly short notice (while it's being shown), but good exercise in keeping it tidy all the time now.

Badseed, I sure did bust a** for a couple of hours! Even managed to mow most of the yard this evening...

Smilin32... I think the Looker for tomorrow came about like yours did... And, I think our agent did a thorough job with comparables in pricing.
