Weird question about bugs

I'll start by saying I'm paranoid about bugs. I have come here for identification in the past, and have been so impressed by the knowledge here, that I thought I'd return with my current concern. This isn't an identification issue, but I didn't see anywhere better for it.

I'm looking at buying a building for my business. It sits a matter of feet from a restaurant that I believe to be "unclean". My reason for that belief is based on assumptions. However, IF that restaurant had cockroaches (or any other unfavorable insect), would I need to be concerned about them transferring into my building? The buildings are maybe 10 - 20 feet apart.

Unless there would be heavy traffic between said restaurant and your building and/or said restaurant proved to have a very heavy infestation, I don't think that you would have to worry overmuch about its proximity. If you do purchase the building I suggest that you simply maintain a pest surveillance program, either by setting out devices such as 'roach motels' or having a professional pest management service conduct routine inspections on a quarterly/monthly basis.
