Gardenias - Happy or Not?

Hi.

I've been following instructions to the letter on water...heat and acid. The plant is THRIVING......by the leaves look variegated and only ONE flower in several months. ;-( I have attached pics. Looking for someones brilliance.

I love this plant - please advise.

Hard to tell from the photos if your plant is growing in the ground or in a container. It appears it may still be in the container it was in when you got it.
If that's the case it most likely needs repotted into a larger container due to being root bound as well as having used up all the nutrients in the soil it came in, which would account for the new growth being discolored. Use a good potting soil for acid loving plants.
The last photo shows what look like aphids which caused the deformity of the foliage. Just hose them off and they'll drown.
Once you repot it you should get more blooms.
