Horse boarding facilties "top 10"

If you were looking for a place to board a horse, what'd be the top ten important things to you? Horse people, help me out...

PS - I'm not interested in doing it myself, just looking for a "check list to look for" sort of information. I live in an apartment, so there's not much chance of my opening a boarding place.. :)

My list so far...

#1 Pasture that's grassy and spacious
#2 Good, solid, safe fencing
#3 Safe stall for foul weather
#4 Easy access to a phone for emergencies
#5 Restroom that's semi-clean & functional
#6 "Schooling area" - can be sand, dirt, or grass. I want something flat and preferably fenced-in, but if it's a section of pasture, that's okay too
#7 Quality hay, and lots of it (I provide my own feed, so grain quality is of my choosing)
#8 Trailer storage area
