the plant in question is tropical, very similar leaf formation as a Plumeria, around 10' high and, 4' wide..............shiny on the front and a little fuzzy on the back...thanx.......Elaine

Looks like a loquat tree...are the stems of newer growth fuzzy? And is the fuzzy undersides a rusty color? :-)

You guys are unbelievable!!!! And...what is a Loquat Tree doing in Vancouver, BC. Wonderful fruit...I can't get to it before the bees and birds to!!!
