Is it hanging outdoors? Too much sun?

Same guess here, sunburn and then fungus growth on burned area.

Yes its outdoors

OK...I have thought of a few more questions:

How much of the plant is affected?

How does the plant seem otherwise...good growth, stems and foliage turgid?

What have you used on it so far? Did you fertilize it recently?

Are all the leaves affected the same way...with the burned area down by the base?

Or is it a burned area down by the base...? at first it looked dried, but now it looks like mold?

Virus in Hoyas don't look like that does it? I have seen virus, and it is blotchy. But I don't know what it looks like in the advanced stage or on Hoya. Mold that I have seen on other plants don't look like that either. The white stuff certainly looks like burn to me. I have a plant that recently suffered burn, it was my fault, I left it in the car.
I'll never do that again. I would certainly cut off all of that bad stuff, take it out of that soil, wash everything off in soap and water, toss out the pot and soil, see how much you can save. Start the misting. Norma

The spots on the leaves.

Often plants hanging/growing outdoors - open to the elements - can get bitten or bruised by insects and that forms a little spot which grows red/blotchy when exposed to the sun. I have often thought it a virus...not so. If your plant is a H. pubicalyx (leaves kinda look like that) they get that color when exposed to a LOT of light (full sun?) and not enough water.

That's my guess...for what it is worth.

I'm so glad we are all helping each other, I don't think anyone is intimidated here. Good that explained it here Carol. I have seen what I believed to be virus, is it blotchy? meaning two color or leaves, a light green mixed in. I use a mold spray, so no molds. I don't want to get virused plants, I understand there is no cure for that?

paulgrow: What is the outcome with the hoya plant? I am curious as this winter I've learned quite a bit of info about hoyas. Where did you buy the plant? I know that some hoyas can used outdoors during the summer with correct exposure to lights. Other hoyas need consistant heat to keep them happy.

Yes...I am curious, too, as to what Paulgrow found with his plant.

Norma - I learned, from David, that often there is a nutritional imbalance that can affect the leaves with markings similar to virus - making a lighter green (or lighter greens) and also causing somewhat of a deformation in the leaf. In my case, it has been too much fertilizer mixed in with the soil when I repot the plant or pot up the rooted cuttings. Eventually the fert. will wash through and dissipate...and the plant will take on a more "normal" looking leaf.
